KARRCPAU Consulting, LLC works with homeowners, commercial property owners, contractors, insurance carriers, and attorneys on property damage claims — from the first inspection through appraisal, and, where it comes to that, litigation support.
The firm is led by Don Karr, a licensed all-lines insurance adjuster in Texas and additional states, who brings roughly two decades as an adjuster, appraiser, and umpire alongside fifteen years managing residential and commercial construction projects. That combination is the point: knowing how a building is actually put back together is what makes an estimate defensible.
Because we're engaged by both policyholders and carriers — and selected as neutral umpire by both sides — our work has to hold up to scrutiny from every direction. That standard doesn't change with who signs the engagement letter.
Most clients come to us for one of these and end up needing two or three. They're built to work together: the inspection feeds the estimate, the estimate supports the claim, and the documentation carries through appraisal or litigation without being rebuilt from scratch.

Plenty of firms will write you an estimate. Fewer can defend it across the table from a carrier's expert, and fewer still have been trusted by both sides of that table.
Most property policies contain an appraisal clause: when the parties disagree on the amount of a loss, each side names an appraiser, and the two appraisers select a neutral umpire. The appraisers work toward an agreed value; whatever they can't agree on goes to the umpire. An agreement signed by any two of the three sets the amount of the loss. It resolves value disputes — not coverage disputes, which stay with the carrier and, if necessary, the courts.
When the disagreement is genuinely about dollars and the gap is wide enough to justify the cost. If the carrier is denying coverage outright, appraisal is usually the wrong tool. Send us the estimates and the denial or payment letter and we'll tell you which situation you're in.
Both, on separate files, and we also serve as the neutral umpire. The engagement determines who we report to; it doesn't change how the property is evaluated.
As early as you can, ideally before repairs begin. Once work starts, the evidence supporting the claim starts disappearing. We do take on files already in dispute, and a supplemental assessment can still shift the outcome — it's just a harder starting point.
The policy, the claim number, access to the property, and any estimates or reports already produced — the carrier's estimate, contractor bids, engineering reports, and photos taken at the time of loss. We'll tell you what's missing after a first pass.
